Purchase Price: £71,000
Refurbishment Cost: £80,000
End GDV: £350,000
Rental Income: £3,900 PCM

46 Grainger Street is one of our own in-house investment projects, demonstrating that we don’t just help clients build successful portfolios — we actively invest, develop and manage our own property portfolio too.

The property was acquired below market value and identified as an opportunity to create a high-performing rental asset with strong long-term cash flow and capital growth potential.

Following acquisition, the project underwent a full refurbishment and development process, designed to maximise the property’s value, improve its rental appeal and create a strong-performing asset within our own portfolio.

By combining strategic sourcing, smart refurbishment planning and a refinance-focused approach, the project achieved an end GDV of £350,000 while generating a strong monthly rental income of £3,900 per month.

Project Highlights

  • Below market value acquisition
  • Full refurbishment and development management
  • Significant capital uplift
  • Strong monthly cash flow
  • Long-term portfolio growth strategy

46 Grainger Street is a perfect example of the same investment strategies we implement for our clients being used within our own growing property portfolio.
